Getting Started

How do I get started with New Valley Management Group?

Getting started is easy. Simply contact us for a free rental analysis. We'll evaluate your property, discuss your goals, and explain our services in detail. If you decide to move forward, we'll handle the onboarding process, including property photos, listing setup, and tenant placement.

How long does it take to get my property rented?

On average, we lease properties within 21 days or less. However, timing depends on factors like property condition, location, pricing, and current market conditions. We'll work with you to price competitively and market effectively to minimize vacancy time.

What types of properties do you manage?

We manage single-family homes, townhouses, condos, and small multi-family properties throughout Las Vegas, Henderson, and North Las Vegas. Contact us to discuss your specific property.

Fees & Payments

What are your management fees?

Our fee structure includes: Setup fee ($275 one-time), Monthly management (8% of rent collected), Leasing fee (50% of first month's rent), and Lease renewal ($195). There are no hidden fees, and you only pay the management fee when rent is collected. Visit our Pricing page for complete details.

When will I receive my rental income?

Owner distributions are made monthly via direct deposit (ACH) to your bank account. You'll receive funds after rent is collected and any expenses are deducted. Detailed statements are available in your owner portal.

How are maintenance costs handled?

Maintenance costs are passed through at our negotiated vendor rates with no markup. For non-emergency repairs above a set threshold (typically $300), we'll contact you for approval before proceeding. All invoices are documented in your owner portal.

Tenant Management

How do you screen tenants?

We conduct comprehensive screening including credit history, employment and income verification, rental history, eviction records, and criminal background checks. Our thorough process results in a low eviction rate.

What happens if a tenant doesn't pay rent?

We have established procedures for handling late payments. We issue proper notices immediately and work to resolve issues. If necessary, we'll handle the eviction process on your behalf, including all legal filings and court proceedings.

Can I approve or deny tenant applications?

We handle tenant screening and selection using consistent, Fair Housing-compliant criteria. This protects you legally and ensures objective decision-making. We'll keep you informed throughout the process.

Communication & Reporting

How do I stay informed about my property?

You'll have 24/7 access to your owner portal with real-time financial data, statements, and reports. We also provide monthly statements and communicate proactively about any significant issues or developments.

What documents will I receive for taxes?

We provide 1099-MISC forms and year-end income/expense summaries to simplify your tax preparation. All documents are available for download through your owner portal.

Contract & Cancellation

Is there a long-term contract?

No. Our management agreement can be cancelled with 30 days written notice. We believe in earning your business every month rather than locking you into a long-term commitment.

What if I want to sell my property?

You can sell your property at any time. We can coordinate showings around tenant schedules and work with your chosen real estate agent. If you need agent recommendations, we're happy to provide referrals.
